COMPREHENSIVE OFFERINGS
Home inspection services built around you.
Providence Inspections offers a broad range of home inspection services to support buyers, sellers, and agents across Atlanta, recognizing that no two homes and no two situations are the same. From standard home inspections to pre-listing, new construction, follow-up evaluations, and additional testing when needed, our services are designed to adapt to the property, the timing, and the priorities of our clients.
WHAT WE OFFER
Buyer home inspections.
Our home inspections provide a comprehensive evaluation of a home’s major systems and structure. Each inspection includes a detailed review of the foundation, roof, exterior, interior, attic, plumbing, electrical systems, HVAC, water heater, and built-in appliances.
In addition to standard resale homes, our inspections also support new construction and follow-up evaluations. For newly built homes, we assess visible components and workmanship to help identify concerns prior to closing. When re-inspections are requested, we return to review specific items and confirm completed repairs, providing clear documentation to support next steps.
Every inspection is approached with care and professional judgment, with the scope tailored to the home and circumstances, ensuring the inspection remains relevant, thorough, and focused on what matters most.
Drone Roof Inspections
Every home inspection includes a drone-assisted roof evaluation. This allows us to assess roof condition and hard-to-reach areas safely and effectively, helping identify potential concerns related to materials, integrity, and overall condition.
Infrared Thermal Imaging
Each inspection also includes infrared thermal imaging to help identify conditions not visible to the naked eye, such as moisture intrusion or insulation irregularities. This technology is used as part of our standard process to provide a more complete view of the home.
for sellers
Pre-listing home inspections.
Our pre-listing home inspections offer sellers and their agents a proactive way to prepare a home for the market with insight and intention. By understanding the condition of the property before listing, sellers are better positioned to plan, prioritize, and present the home with confidence.
This type of inspection identifies potential concerns early, allowing repairs or disclosures to be addressed on the seller’s timeline rather than during buyer negotiations. The result is fewer surprises, more informed pricing decisions, and a smoother path from listing to closing.
Pre-listing inspections also support transparency with prospective buyers. Providing inspection information upfront demonstrates care, preparation, and a commitment to a well-managed process, helping build trust and reduce last-minute delays or renegotiations once the home has gone under contract.
For sellers and listing agents, a pre-listing inspection serves as a strategic tool that supports thoughtful preparation and a smoother path from listing to closing.
COORDINATED FOR YOU
Additional inspection services.
Some homes may benefit from additional evaluation beyond a standard home inspection. When that’s the case, Providence Inspections coordinates and manages those services on your behalf.
There is no need to source specialists, manage schedules, or determine who to contact. Providence Inspections works with trusted third-party service providers who are highly regarded in their respective fields and facilitates the coordination, communication, and timing of each additional service. Rather than treating these evaluations as separate steps, they are seamlessly integrated into the inspection process, creating a streamlined, well-orchestrated experience for our clients.

Radon testing evaluates the presence of naturally occurring radon gas, which can be found in homes on any type of foundation. Radon is recognized as the second leading cause of lung cancer after smoking, yet many homeowners are unaware of its potential presence. Professional radon testing uses calibrated, continuous monitoring equipment placed under controlled conditions for a 48-hour period providing consistent and reliable results.
-
Mold testing may be recommended when conditions suggest the potential for mold, when clients prefer additional insight for peace of mind, or when sensitivities or health-related concerns make indoor air quality a priority. In humid climates like the Southeast, mold can be more prevalent, and testing can provide helpful information as part of a broader understanding of the home. Mold testing is conducted using air sampling, with results analyzed by an independent laboratory and typically available within 24 to 48 hours. Air quality particle testing may also be included when requested. Results are not designed to be pass or fail, but rather one piece of a larger picture to help identify potential concerns.
-
A sewer scope inspection evaluates the condition of the property’s main sewer line, which extends from the home to the public connection and remains the homeowner’s responsibility. Using specialized video equipment, this inspection can help identify blockages, damage, or deterioration that may not be visible during a standard home inspection.
-
Termite inspections evaluate the home for evidence of active termites or prior termite damage that could affect structural components. This inspection helps identify conditions that may require further attention and is commonly requested during real estate transactions. Termite inspections are coordinated with a licensed pest inspector alongside the home inspection.

For homes with pools, pool inspections provide an evaluation of the pool structure and associated equipment. This includes a review of interior surfaces, pumps, filters, heaters, lighting, plumbing, and electrical components to help buyers better understand the condition and operation of the pool system prior to closing.
